Home affordability by city in India

Updated 2026-09-06

For each salary below, Affordly works out a safe, conservative affordable property value (the same math as the Affordability Calculator), then checks how far that actually goes against real average property rates in 13 major Indian cities — Magicbricks PropIndex, Apr-Jun 2026. Cities are ranked by how much space the same salary buys, most to least.

Assumes no existing EMIs or major fixed expenses, 8.5% interest, a 20-year tenure, and no down payment — the same baseline used throughout Affordly's salary guides.

Frequently asked questions

Where do the city price figures come from?

Ready-to-Move average residential rates (₹ per sq ft) from the Magicbricks PropIndex report, Apr-Jun 2026. These are city-wide averages across all localities — a specific neighbourhood can be well above or below the city figure, so treat this as a starting point for comparison, not a quote for any one property.

Why 1,000 sq ft as the reference home size?

The same PropIndex report found that 2BHK homes in the 750-1,250 sq ft range are the dominant demand segment across Indian cities, so 1,000 sq ft is a reasonable stand-in for "a typical home" rather than an arbitrary number. Your own target home size will differ — use the percentage as a rough guide, not an exact fit.

Why does this only use the recommended (conservative) number, not the bank maximum?

This index is about what's safe to commit to long-term, which is the whole point of Affordly — comparing cities using the bank's maximum approval would defeat that purpose by encouraging people to stretch further just because a city looks more 'affordable' on paper.
