The reverse of the city affordability index: instead of starting from a salary, this starts from a typical 1,000 sq ft home's price in each city — Magicbricks PropIndex, Apr-Jun 2026 — and works out the minimum monthly take-home salary needed to afford it responsibly, fully financed with no down payment.

Assumes no existing EMIs or major fixed expenses, no down payment, 8.5% interest, and a 20-year tenure — the same baseline used throughout Affordly's salary guides.

Why is the salary needed so much higher than what banks say you need?

This uses Affordly's conservative cap (30% of income going to the new EMI) instead of a bank's looser FOIR ceiling (40%), so the salary figure here is deliberately higher than what a bank might tell you that you 'need'. The bank-cap column alongside it shows that looser number for comparison — but a lower required salary there means less safety margin, not a better deal.

Does this account for a down payment?

No — this assumes the entire home price is financed through the loan, which is the most conservative (highest salary needed) scenario. A real down payment reduces the loan amount and therefore the salary needed — use the full calculator to see the effect of a specific down payment amount.

Why 1,000 sq ft as the reference home size?

The same PropIndex report found that 2BHK homes in the 750-1,250 sq ft range are the dominant demand segment across Indian cities, so 1,000 sq ft stands in for "a typical home" rather than an arbitrary number. A larger or smaller target home changes the salary needed roughly proportionally.
